Architecture and building services in harmony in the new ÖBB company headquarters

ÖBB is Austria's largest mobility services provider. The new headquarters of ÖBB, right next to Vienna's main railway station, houses office space for around 1,700 employees, providing the ideal conditions for working and communication while at the same time boasting high energy efficiency and an outstanding indoor environment. 


The 88-metre tall building curved like an S, designed by architects Zechner & Zechner, is a striking landmark in this booming new district of the city. Thanks to the double-skin facade and active use of the thermal mass, the “lean building" has a particularly low primary energy consumption, thereby contributing to the very low operating costs stipulated by the client. At the same time, the thoughtful design of the building services ensures that the indoor environment is as comfortable as possible.

The selection of the appropriate air inlet system was a challenge from start to finish. For the offices, 2,700 under floor induction units BID from TROX were chosen, these being used not only for ventilation but also for heating and cooling. To prevent drafts, thorough measurements were taken in advance of fitting. The room control automatically detects whether the room in question is occupied and adjusts the preprogrammed target temperatures and ventilation accordingly. The temperature can be actively controlled by the user within a predefined range. The plan also provided for swirl diffusers, designed to be as non-visible as possible, to be incorporated into the sky lobby on the 23rd floor. Here, diffusers developed through many years of experience were used, which can be inserted unobtrusively into the ceiling. 

The new ÖBB headquarters also has other special features. The sophisticated heating, ventilation, air-conditioning and plumbing has centralised air conditioning systems with heat recovery and “free cooling" function for mechanical ventilation, for instance. The power for the heating and cooling is supplied from the central district heating and cooling network for the city of Vienna. As a result, the excellently equipped building received a Platinum sustainability certificate from the Austrian Society for a Sustainable Real Estate Industry (ÖGNI). “Projects such as these help people see that, through detailed considerations at an early stage, together with in-depth planning, it is possible to achieve a comfortable environment with sustainable operating costs," explained Karl Palmstorfer, Managing Director of TROX Austria.

The under floor induction units BID from TROX provide a high level of comfort thanks to low airflow velocities in the occupied zone.
